A national index aggregates thousands of transactions, but nobody buys an index. They buy a specific property, in a specific micro-location, at a specific time.
Price must be read on at least four levels: national direction, regional dynamics, local comparables and the asset’s irreplaceable characteristics.
A credible valuation does not force every input into one number; it also measures liquidity, risk and transformation potential.
